About The Building

While retaining their original function as office spaces, the buildings will be upgraded through the activation of the ground floor with public-oriented programmes, fostering openness and interaction. AMIS consists of several distinct volumes that can function separately or together, reflecting its morphological and historical evolution.

A careful balance between preserving the character of the listed heritage building and introducing modern design.

  • 17,515 sqm total offices

  • 92 parking spaces

  • 198 bicycle spaces

  • 443 sqm retail space

The project introduces a genuine functional mix combining offices and retail spaces.

  1. A retail space is incorporated, designed to operate independently from the rest of the building, in order to enliven the ground level without interfering with office operations.

  2. The rest of the building houses offices with independent access and no overlap of uses, while preserving the integrity of the listed property.

  3. Key measures include:

  • removal of the internal rotunda to reduce density,

  • partial demolition of the underground parking to improve greening and permeability,

  • restoration of the protected heritage elements.

Two main lobbies on either side to provide easy access for office users.

A a third entrance serves the public and leads directly to a ground-floor retail space.

BREEAM OUTSTANDING

The project is based on a fossil-fuel-free approach, prioritising renewable energy and energy-efficient systems. The technical choices are designed to create a ‘future-proof’ building.

WELL GOLD

Air quality, thermal comfort, biophilic design & acoustic excellence. The building is fitted with solar panels and heat pumps.

An inner garden designed to become a true extension of work and living spaces.

The project transforms the existing garden through partial car park removal, enhancing biodiversity, comfort, and landscape quality.

Cascading infiltration basins manage stormwater and support diverse habitats, while green roofs, terraces, and patios extend the landscape and reinforce ecological continuity.

There are two open-ground gardens: the first measures 433 sqm, and the second 726 sqm.

There is a flat green roof on the first floor, covering a total area of 1,651 sqm. It can easily be divided.
